Wales & West Housing Group Self-Evaluation 2026
What is the Self-Evaluation?
Every year, Wales & West Housing Group (WWHG) looks at how well we are doing.
We compare ourselves against standards set by Welsh Government for all housing associations in Wales.
These standards cover:
- how well the organisation is run
- the quality of our homes and services
- how we manage money
- how we listen to residents
- whether homes are safe and affordable
Our Board reviews information throughout the year, including performance reports, resident feedback, complaints, audits and financial information to make sure we meet the expected standards. After reviewing all the evidence, the Board has agreed that WWHG is meeting the Welsh Government Regulatory Standards and is satisfied that the organisation is well run, financially stable and continuing to provide good services for residents.
Reporting to residents
As part of the 2026 Self-Evaluation, we shared the findings with the Resident Participation Steering Group (RPSG) and asked for their views. Members reviewed the information, discussed the areas that matter most to residents and provided their views and feedback. These views were shared with the Board and formed part of the evidence considered when Board members approved the Self-Evaluation. During 2026, Welsh Government also carried out a Regulatory Assessment and confirmed that WWHG continues to meet the required standards. You can find their feedback here.
What are we doing well?
Safe, good quality homes
Keeping residents safe is our top priority. We continue to invest in our homes and carry out important safety checks and compliance work. We regularly review the condition of our homes to make sure they remain safe, secure and suitable for the future.
Listening to residents
Resident views help shape our services. We listen through:
- surveys
- complaints and compliments
- Community Conversations
- activities involving residents
- the Resident Participation Steering Group
This feedback helps us understand what matters most to residents and where we need to improve.
A strong and well-run organisation
The Board regularly reviews performance, risks and finances to make sure the organisation is being run effectively. During 2026 an independent review of our governance arrangements was carried out. This looked at how decisions are made and how the organisation provides assurance that things are working as they should.
Managing money responsibly
We continue to be financially strong and have plans in place to ensure we can:maintain existing homes
- build new homes
- invest in services
- deal with future challenges
The Board regularly reviews our finances to ensure the organisation remains financially sustainable.
Keeping rents affordable
We recognise that affordability is important to residents. When making decisions about rents and service charges, we consider the impact on residents and the wider cost-of-living pressures many people face. Support is available for residents who are experiencing financial difficulties.
What do we want to improve?
Although the Board is confident that WWHG is meeting the standards, there are some areas where we want to do more.
Strengthening the resident voice
We want to continue improving how resident views influence decisions and ensure there are opportunities for more residents to shape services.
Rent consultation
We want to strengthen how we show that residents have been involved in discussions about rents and service charges and how their feedback has influenced decisions.

What happens next?
The Self-Evaluation is not something we do once a year and then forget about. The Board reviews progress every three months through our Assurance, Performance and Improvement reports. This helps us understand what is working well, what residents are telling us and where we need to focus our efforts. The Board is confident that Wales & West Housing Group is meeting the standards expected by Welsh Government. We are continuing to provide safe homes, deliver services, listen to residents and manage money responsibly. At the same time, we have identified ways we can continue to improve and will keep reporting on our progress throughout the year. For further performance information please see our quarterly reporting on our website.
